Previously VP Real Estate for Sciame Development Mr. Evans was responsible for development or rehabilitation of over 170,000 sq ft during his 9 year tenure at Sciame. Additionally he devised development plan and fallback scenarios for the widely acclaimed 80 South Street by Frank Sciame and famed architect Santiago Calatrava. Mr. Evans’ past work gives him the unparalleled ability to create unique value propositions and projects of distinction for investors and clients utilizing his expertise in land use, approvals, construction and development.
His first projects were the rehabilitation and conversion of 273 Water Street in 1998 and 1999. The two projects, the first for Sciame Development, Inc., achieved highs for condominium sales in the South Street Seaport market. The Captain Rose House at 273 Water Street was the recipient of the Lucy Moses Award from the New York Landmarks Conservancy.
The success of these projects led to is involvement in the purchase of Historic Front Street from the New York City Economic Development Corporation. The 150,000 square foot mixed-use project incorporated 11 historic warehouses and three vacant sites in creating ninety-five apartments and 20,000 square feet of ground floor retail space.
Developed in partnership with Zuberry Development, Mr. Evans was directly responsible for all phases of the project. Principal accomplishments and responsibilities included purchase negotiations with the City, securing of $46.3 million in Liberty Bond Financing, layering of five government incentive and grant programs, oversight of project design and construction, and development and implementation of marketing program.
The Historic Front Street project has received awards for historic preservation and design from local, state and national organizations including the Municipal Art Society and Landmarks Conservancy and has transformed the formerly blighted block into a hub for a Downtown’s emerging residential community.
Sciame Development’s most visible project has been 80 South Street by Santiago Calatrava. Conceived by Mr. Sciame and Mr. Calatrava, Mr. Evans oversaw the selection of the initial marketing team and implementation of a global marketing program in an effort to generate project pre-sales. Subsequently, Mr. Evans defined large scale assemblage opportunities and implemented first steps of plan in consultation with Cushman and Wakefield and Skidmore Owings and Merrill to explore commercial assemblage opportunity for 1.2 million square feet office tower. Elements of these alternate development scenarios are currently being implemented.
Mr. Evans came to real estate following four years in Washington, D.C. working in various capacities for Preservation Action, a non-profit lobby for historic preservation. He remains an active member of the Board of Preservation Action. In additional, he sits on the Board of the Center for Architecture Foundation and has served as a pro bono consultant for the Harlem Boys and Girls Club.
Mr. Evans earned a Bachelor of Arts Degree with a Major in History from Swarthmore College in 1992 and holds a Masters in Real Estate from the Massachusetts Institute of Technology. He married Laura Kirkman Evans in 1997 and has two daughters, Natalie (4) and Lydia (1).
